Only problem is since its a non-payment eviction, he was able to pay all his dues and my court fees right on the spot, so i had to accept it seems.. so i will have to evict him another way, most likely a 30 day notice to quit so his lease gets terminated end of May, and he again doesnt pay file another eviction for may.Not a good experience overall, court filings, actions take weeks.

It's a great platform to utilize as long as you understand the type of the leads you're going to get from there and you're willing to accept and work with the long sales cycle.If you're looking for MOTIVATED leads, especially sellers (people looking to sell in the next 30 days or less) I'd recommend a different strategy, but that's for another day and another post.Hope this helps?

We have used self created spreadsheets but this year our CPA recommended using something like Quickbooks because it is an acceptable, GAS I think is the term, form of record keeping in case of an audit.
