I know everyone looks at the SoCal market as being red hot and there not being sufficient inventory, but if you know where to look for redevelopment plays there are quite a few options just sitting on the MLS (I know this for SD and surrounding areas, and suspect it for other areas of SoCal).

Hi Daniel,Just some things off the top of my head to discuss with your contractor/plumber/workmen (if have not already).Sometimes "Remove the Tub" means cut it up with a big saw into pieces or break the surround into unusable pieces.This will add to the job cost due to replacement of the tub and surround.It may depend on the workmen doing the job (different people do things differently), or how the tub and surround are constructed.Where I'm going with this, is your "Fix the leak bid, may not include replacing the tub and surround (and floor) to the condition they were before the demolition work.If this is true, the restoration to original will be an extra charge.

Sounds like you have the right mindset if the realtor thing is just a side gig from the w-2 employment, like others have said, get aligned with a good broker and surround yourself with smart agents and it will get you where you want to be.

My goal is to put that down on a duplex (which are very limited in my surrounding area) a little concerned about the bank providing me a loan once refi is finished (they suggested I wait until refi is finished and then pursue a loan for duplex) due to my debt to income ratio isn't the strongest.
