Tips whil waiting 60days for refi cash

I currently am in lieu of my refi cash out check, meanwhile what do you all suggest on how to use the waiting period (bank est 60days)? My goal is to put that down on a duplex (which are very limited in my surrounding area) a little concerned about the bank providing me a loan once refi is finished (they suggested I wait until refi is finished and then pursue a loan for duplex) due to my debt to income ratio isn't the strongest. Besides partnerships and educating myself, I am open to all suggestions. Thanks in advance:-)
