So because its such a shotgun approach in certain markets.. ( Portland being one) your response rate will be very low) so they are shocked to even get a call.the next thing is these folks listen to what's written here but they have no phone or sales skills.. they may be young and think it cool to use old technology.. but their target market is not young and not tech driven.. they simply don't understand what they need to do.Their are definite sales skills that are needed to cold call people and then turn them and close them.. think of Stock brokers etc. its called a one call close.. your one call to get an appointment .

Also, there is currently a shortage in Gatlinburg due to the fires, but a TON of new construction.

I'm currently learning coding on my own so I can have a skill where I can relocate and still earn income while learning and becoming a real estate investor part-time like many of the BP podcast interview I've come across. 

Paper returns are ALWAYS better than in your jeans, there is a whole other skill set required to understand management, maintenance etc.

Much easier to find 100k lift on a 300k property than on a 100k property.The housing shortage has changed this dynamic a little bit - we have seen properties get flipped in the cheap of Milwaukee, but they are priced totally out of the neighborhood.

There have been times I've been crushed at work - but I'll take a 5 min break, and look up someone I've only talked to a couple of times and go over and visit with them - ie. practicing networking skills.

I love the idea of rehabbing and in my own opinion I think I've inherited good taste from my grandparents who have remodeled their house and I know what makes homes feel homey so I feel good about my skills in that sense.
