Hello, I am just starting my real estate journey, but I came across a townhome I really enjoyed/ have been doing research on it for the past couple of days.

Looking forward to learning the ins and outs of buy and hold rentals, I will probably start in NJ because that is where I am from and then research areas with higher cap rates as I get more comfortable with managing properties.

Our friends just suggested we looked into series-LLC- I'm going to research that and see if that's a better approach going forward.You can do a reverse entity search and find the owner of any LLC in Iowa- so you can "kind of" stay anonymous, but not all the way. 

There is a nearby project that completed a nice mixed use and a few on the market with the same idea.. i'm pretty sure the zoning would allow. the projected sales price is based off a nearby sale in 2016 -  that sold for around 400k per unit. i will do more research on the zoning and check and double check what can be built and get my numbers right... but then what.. i know the project will make money... my issue is how to fund it and move fwd 

Anyone looking at the Jacksonville market, please do yourself a favor and don't listen to the "experts", do your own research and look at the market stats, they are available by the 15th/16th of each current month for the previous month at the local MLS, here is the link and you can review the history as well.

I will however take your recommendation and research other multi units in the area to detail market rates.

I will do some more research and follow up. 

I haven't made any deals yet,  I only been researching and basically studying the field.
