Btw, I agree that deposits are--by definition--refundable unless the aggrieved party can demonstrate financial damages. 

I would like to learn about three types of scenarios that would seem to be of great benefit to a LL/PM if a tenant held renters insurance;Situation A (property damage): Tenant causes damage to LL property in excess of security deposit.

I’ve talked to my insurance agent and according to them my insurance will go from $950/yr to $3200/yr with damages and that is NOT FAIR TO ME.

They wanted to charge everything back to the landlord including tenant damage.

For that reason, it's common they will insist the Deed of Trust be assigned to them, they hold physical collateral, and their servicer handles the file. 

The longer the shutdown continues, the more severe the damage to the economy, and the longer it will take to recover.
