Ideally we would like something not on the East Coast, as we are west coasters and do like to travel to check on our places from time to time.

This is my question though:  Given that it seems to be such a good deal (88k for property zillow values at 200+k)  and it is not in the middle of nowhere (probably able to be rented out to students or a young family) is there something I am not considering when I find deals like this?

I'd like to get as much input as possible, but am especially interested in those folks rehabbing in the east and west ends of metro Atlanta.  

Unfortunately I have been in the middle of getting rid of my own first home for awhile and never realized how many options were out there. 

I'm just struggling with trying to maybe offer a meet in the middle deal, vs. my desire to acquire this property at $205K max.  

Looking for help from those who know zoning regulations in Georgia, specifically in East Point, metro AtlantaI purchased a multifamily property a few months ago where I found out after buying it that the city had gone and changed the zoning from multifamily to single family a few years.

But I'm sure it didn't hurt ;) My purchases have been in about the $400K price point, which is lower/middle for this area..

open houses, putting it on trulia/zillow ( realtor.com auto updates form the mlx every 15 mins ) flyers, postcards, Facebook, going to the local real estate agents meetings and getting it put on tour ( mines called south east area realtors we meet twice i month and tour all agents new listings ).
