but those were ground mounted units and current replacement is roof mounted which I think means the heat is handled differently )I don’t really like the idea of an installment sale, it feels a lot like just collecting rent except in the end I lose the property.

Crime is only an issue in the inner city - which of course is 1000% of the cheap deals, the majority of Milwaukee is at least fine.New style duplexes (1960s) are generally easier and less expensive to work on; the basement is made of cinderblock, you have drain tile and a sump pump, modern style electrical and plumbing systems, forced air with AC instead of radiant boiler heat, more closet space and bigger bedrooms/open-er concept.

The inspection was conducted and there were a few minor items that need to be addressed; however, the main concern that I noticed from the inspection is the age of the heating and cooling systems for each unit (all are functioning properly).

We see on bigger pockets daily many people talking about how they're sitting on the sidelines with a pile of cash waiting for a crash so they can get a great deal, seller agents know this so they will be trying to get their clients as much as possible to get a bigger commission. then there's the fact that there will be competing buyers unlike the last crash when we had many options for properties, and the sellers were begging for buyers to show-up.From what I've seen is most major metropolitan areas, Los Angeles, New York, Seattle, Miami, Washington, DC. etc. all have implemented policies to prevent widespread evictions of tenants far beyond what the banks are noting as the deadline for no foreclosures, to make sure they don't get devastated like last time, so it's back on the small to mid-level operators as to how much damage will be done.I'm not an Economist so this is just my own opinion, and expectations.

If 12 to 24 months down the road however there is a market correction, a small wave of foreclosures associated with Covid fallout, etc, he at that time would entertain considering options in those higher priced areas.Our market is flooded with whole salers.

Rent is legally only allowed to be withheld for habitability issues that aren't being addressed by the landlord (no heat in the winter, no water, etc).
