I can find equivalently sized SFH's close to this property, but 90% of them are 4/2 1800 SQFT they have.I'm not looking to fudge the numbers or inflate anything, so is it safe to use the SFH data for part of my calculation?

I currently use a google sheet to keep track of all the addresses this way I can update from my phone then mail merge to a google docs letter template once I fill out owner info from auditors site ( I may have a VA do this filling in of data once I figure out the best process).
