This is going to keep bringing in more good paying jobs to this area, and will bring more renters who want to live close to downtown and are willing to pay higher rents.  

What do you / they mean 'Loan insurance'? 

I am wondering what this means in practice.

Maintain a fortress balance sheet; therefore your strength as a guarantor and keep most if not all of the equity in your deals. 

Keep in mind that if a lawsuit is initiated, the attorney will probably file a lis pendens which means the title company won't issue insurance and it ties up the property until things are settled/litigated.

@John Lewis Just because the lady who reported you said it was great doesn’t necessarily mean she’s not going to report you again.

I keep seeing posts about HB 24-1098 which severely restricts a landlords ability to evict non paying tenants or restricting folks on rental assistance from the government.  

There is tons of new construction, which means competition (and the only way to be competitive is to lower your rents) and with high property taxes, makes it hard to cash flow.

Portfolio lenders use more of a DSCR analysis to lending - meaning they are likely to lend to you as long as the investment can pay its debts - more so than a residential lender. 

Rates are higher, but it doesn't mean you still can't get great deals done.
