Why not move in and take some time to figure out the property, fix the things that go wrong your first week that the inspector didn't see, and keep collecting rent even if it is below market.

With foreclosures check the right to redemption time ( very rare for this to be enforced by the foreclosed on party, and in almost all cases they would have to pay added fees).And of course always have a strong inspection contigency that buys you enough time to get not just the inspector in there, but any and all contractors to give you quotes since many foreclosures are sold "As IS".
