One LLC is likely fine (many go without LLCs altogether) and more can be added as asset quantity and/or liability increases.

I have also been creating a chart to show that property value is increasing and home ownership is increasing.

From what I'm hearing from local note investors, many of them focus on NPN acquired directly from hedge funds given the steady increase in foreclosures. 

It is not a fixed lease in that he pays whether it is rented or not, but that he takes 10% of the rent and future increases (n lease up fees). 

Basically if 75% of the rent can cover PITI it shouldn't increase your debt to income ratio. 

Some of those include tax write-offs and increased return on your investment.

My mind is made up, but thank goodness for this forum and the knowledge I have learned in such a short  time I am now a much more confident landlord in knowing and understanding the TAR contract as well as TAA and my rights etcAlso studying about tenant proofing. 

I’ve been inside the property and I’m confident in my nembers and my strategy.

I will definitely be mentioning it along with the hope of getting pocket listings if any ever come around (but that will probably take some time).That is what I working to do, don't want to take the plunge until I know I feel at least somewhat confident in my decision.
