Our tenants were given notice to vacate by August 31st.

The big boys with 000s of doors may feel otherwise; however, I've only got a couple SFH remodels in process and I've noticed no significant cost increase from contractors or supplies. 

We also notice a few cracks on the tile in the same general area of the external cracks.

Our NIGHTMARE TENANT has been given a 7 day notice to vacate.

Most people didn't even notice much change.

One of the big HOA managers in town retired a few years back and left his kids to run it, the downfall has been noticeable in communities they run (which is many of them). so do extensive due diligence.

If I still have not convinced you, at the very least do not use FHA, use Fannie or Freddie's competing loan products.

The only hiccup here is that the irs was not named and Served (provided Notice).  

Not suprising that both of my appraisals came in between $195k-200k.As I'm trying to estimate the appraisal value for duplex #3, I've noticed a few brick ranch houses that have sold for much higher ~$289k. 

When I looked at the rent roll, I noticed that about 30 units had moved in over the past 12 months; a 50% turn-over of the tenant base.
