I've house hacked twice and its been great both times! 

Luckily I only have one rental property in Colorado, but it's my second home where I rent out a room rather than the whole house, so it's really important to me to be able to give reasonable notice to a tenant that isn't working out, since I have to share the house with them when I am there.How are others responding to this? 

I have done a few successful house flips from complete renovation.

Issue 1: I own a 1.3 ac commercial parcel in Fallon, NV which has zero inventory available and desperate for housing.

You are exempt from the "source of income" protection though, which means you are allowed to deny an application just because they have a housing choice voucher, which would not be the case if you owned more than 4 units. 

We are booking out now and should be full up for the most part by April.Our lake house isn't in as well traveled area as yours so it is hard to compare, but maybe ask AirBNB how their search impressions are calculated.

I had this problem before with my house.

If we rent our house out, the tenant would likely cover our entire mortgage, but our HOA costs are high (they were raised a lot recently).
