My wife and I are vagabonds (currently living in New Orleans) and have saved up around $50K (and rising) to being investing in real estate with the focus on finding a 2-4 family in an up and coming market to house hack, we would like to buy a few more over the coming years and we are also interested in doing flips to help finance more purchases as we go to build lasting passive income and wealth.

I am in the process of rehabbing a rental property and although this situation is currently moving along smoothly, I am at a dilemma if I should focus all of my energy in the rental property or should I also be looking for other deals?

I am not set on a particular part of town but I have been focusing on both the near east, south, and west sides of downtown.

Right now, our focus is saving up as much as we can in the next year to prepare for all of the costs you've described.

A/C repairs require a license of handling the refrigerant so this mainly focused on the troubleshooting of the electrical part of the system.

Is there a particular area of REI you are planning to focus on?

Shouldn't take you a couple of hours to setup and then you can focus on social.
