Sorry about last post---The staff at your title agency had no experience with what you wanted so they had to call their attorney to check on it and, being an expert (hopefully) he/she knew how to do it.

I would then target the less prestigiously located units (basement, converted porch/carriage house) at the staff of the legislature.    

The manager predicts how much staff he'll need two weeks out. 

We are a state capitol so she gets lobbyists and other support staff for the legislature.

Tenants can file maintenance requests, pay rent, and chat with our staff 24/7.

@Dawn Anastasi is right the percentage will never include maintenance, but most management companies will have some of their internal staff to do the jobs and bill you.

Hire an office staff to maintain them and outsource the majority of the minor headaches.     

Long term, I want to create rental housing company that runs rentals so amazing that people would rather live there than own a home and deal with the work themselves, and it be cheap enough to help people afford comfortable living world wide.
