A tenant can dodge service, can file an answer claiming the service was improper, can claim the residence is uninhabitable requiring an inspection and can challenge the eviction in court and go all the way to a jury trial whether or not there is any basis to their claims.

A lot of good suggestions here which I also follow, although with some variations (I look for 2.5x the rent in verifiable income, for example).  

To clarify, the lease is going to be for 6 months, as a trial period.

Part of this is creating a paper trial with the local police departments.
