I like to exhaust any conventional financing arrangement before getting creative outside customary avenues, you have some creative approaches within customary banking activities.

Don't mean to hijack the thread, but since @Mark Nolan provided such an exhaustive comparison...If a W2 wage earner maxes out a company sponsored 401k in a given year, but also has business income (let's assume a single-member LLC that lends or flips houses), are there Solo 401k options available?

Even if they mail it, a stamp costs more than an ACH payment too.Not to mention now that you as a landlord have to take the payment to the bank which is time out of your day.  

I agree that a FL LLC is easier than an MN LLC because you would still have to register an MN LLC in FL as a foreign LLC.  

When done right, the profits are far greater than an off market assignment. 

At the same time, I feel like I have exhausted all known options, so it seems like the only remaining option I have.

The terms will be significantly friendlier than an Ag credit loan (higher LTV, lower INT, longer AMMO).

I now go in person every 2-3 months with my own checklist that is extremely exhaustive (2 lamps per room, 2 pillows per bed, outlets in good condition, mirror in each bedroom, bed not wobbly, curtains not wobbly, curtains cleaned etc. etc. etc.)The benefit of getproperly is you sync it to your calendars with ical, then you invite your cleaners to it, then you create a checklist, their checklists can require a photo per item as well.
