I remember going through the online course and chapter tests, not one topic about investing was ever talked about.

Just be sure what you buy has strong cash flow and stress test it with lower rents and higher vacancies. 

I paid the money, took the tests, just got my license( like this week) , but it seems meet-up's are the way to go.

We went through top to bottom added a bath and finished off the unfinished basement.When we went through the house before purchase we noticed a duct taped toilet flange in the concrete slab that was still set up from the original pressure test. also a stub out for the lavatory sink.

In real estate, they say you have to be a problem solver, so here was our first test. 

They are 40-90bps more, and that's real money I can be saving/making.WTF, is a seismic test?

And how can you know what is best.Now of the 5 things when looking at a deal I train people that there is slim chance you are going to get all 5... ( that’s like me wanting to slam dunk a basketball... not going to happen as much as I want to)If your goal is future net worth and Cashflow... why would you care what it’s doing today if you don’t need the money today and you are planting seeds for the tree of 20 -30 years from now.

I've already learned a ton from the agent course, fingers crossed I pass that test on the first run :) 

Would they ask me to do a bunch of tests and inspections that could end up costing lots of money?
