I realize these "lists" are a dime a dozen, but we've been telling our clients to purchase in South East Colorado Springs for some time now because it's relatively cheap compared to the rest of Colorado Springs, has a fluid tenant pool and is slated to get quite a few new job heavy developments, including Amazon, Space Force and Aerospace corp.

Your trouble starts when you start POOLING money from PASSIVE investors who RELY ON OTHERS to generate a profit (your BIL).

Turns out the potential buyer's best friend lived above me, they wanted to hang out by the pool together, and had already started making plans.

so if you dont allow pets you severely restrict your tenant pool.
