The pre-payment lined up with when they were likely to refi so there was no prepayment in most of their deals.As the pre-payment is a sliding scale so if the plan changes after part of the intial term they can just pay the extra charge.

The challenge was to get all the money that we contributed back out (via refinance and subsequently converting a collateralized line to LTD on the balance sheet) as (ultimately) a cash distribution.

If the tenant is solid then I would let this slide, but let them know that if it happens again you have to charge a late fee.I have seen landlords chase quality tenants away because they get nit picky and what does the tenant do?

I had a tenant do this to me once on the third month they were there I tried working with them That was a big mistake She started paying rent on time with a threat of court action My opinion take court action do not wait This is a businessIt is the tenants responsibility to get you or the pm the rent no excusesIf you let the tenant slide they will continue to push youSounds like you might need new property manager that will take action and not call you with excuses

I have seen people post on BP that lost the 3k and subsequent submission monies I think they said 600.00 per submission because the deals were never good enough.. and beginners rarely find deals good enough to meet the criteria and just run out of money and enthusiasm. and I have seen people post on here it went well.but from a practical standpoint.. its going to be very very hard to find 70% ARV deals that are brought in with zero equity.
