Single house or multi-family(duplex, triplex)?

I have four single family BRRRR properties in my portfolio where I have done the BRR but have yet to add on the last two Rs of refinance and repeat.  

You might want to look into regulations regarding renting per room (I think NYC considers that an SRO - single room occupancy - and the building might need to be zoned for that). 

OR should I build 2 more single family homes and cash out on all 3? 

Consider contacting him to see what he is up to.Bigger properties lead to:1) Less tenant risk2) Better economies of scale (less cost/unit compared to single family or small multifamily)3) Better returns (see 1 and 2)

I am guessing the single family market is over saturated there, so you probably couldn't pick up a deal like this again, right?

My parents are in the process of selling two properties (single family) and they will close next week.

So for a single family home the value is $80k.

Is it single family?
