I would use this strategy if it was going to be a short term timeline to replace the money by doing value add stuff that would allow you to put a conventional 30yr fixed product so you could pay back your tsp in less than a year.

That's kind of good news for you because what it means is you just need rough ballparks that don't have to be super accurate because you're using those ballparks as a means to negotiate a price with the seller.
