Naturally with my age, non consistent income, and just now growing my credit, the local banks laugh at the idea of me buying a home soon, but I believe with my current mentors and available private money lending, acquiring my first property won’t be the problem.My question and needed help is on whether it would be smarter to flip a house first to seek cash profit to invest in the next deal or go through with the BRRR process?

Seeking out realtors that work with builders, developers and investors would be a good start.

As such, you would like for him/her to seek another tenant - that is acceptable to you - that will have a signed lease in place prior to closing. 

Seeking a good local architect and contractor to talk to regarding zoning/entitlements etc.  

For the final subscriptions we were seeking it was evident investors would rather hold off and wait it out. 

@Brad Stafford you may need to put 25% down on each duplex across 2 conventional loans, so I do not blame you for seeking out a commercial loan.
