I think it's safe to say we are in a bad day phase and that escrow agents and most title companies are reluctant to funnel money backwards.The simul close thing, with one escrow and and principals A, B, and C I've never actually seen happen in 12 years of buying and selling.

Those of us who invest in the suburbs, "Metro Detroit", are doing quite well.I bought a house in 2009 (when the area was at rock bottom) less than a mile outside of the Detroit limits for $6,000, put another $7,000 into it, and rented it to the same tenants for four years for $795 per month.

However, I do think parts B and D of your plan are contradictory...you won't get the highest risk/reward combination from investing in working class neighborhoods (Albany Park, Humboldt Park).

I don't like vinyl siding and we do not use it anymore for new builds here.The vinyl gets cracks in it form baseballs and rock flying from the lawn mower.The wind can peel back pieces as well.Even if you have extra pieces to replace the color is off from years of fading from the sun hitting the vinyl so the colors do not match up exactly.The vinyl starts warping and buckling as well from the temperatures.Your vinyl looks in good shape though but eventually you might have to go with a hardi-plank in the future.
