I highly suggest you to read, "The Ultimate Beginner’s Guide to Real Estate Investing."

I know of several investors out there that have JV programs where you can lean on their experience, resources and network (contractors, agents, inspectors etc.) while still doing the majority of the project yourself.

I've recently came across this resource (BiggerPockets) and made it throuhg "The Ultimate Beginners Guide" PDF this weekend. 

Since you say you are 99% ignorant you might want to check out the Ultimate free beginners guide here on BP. 

I'd start with the two of David Lindahl books, Steve Berges "the complete guide to buying and selling

Normally an agent would help with the order of things, or at least be able to guide you.

Airbnb rentals can have very lucrative returns if you have the time and resources to manage them.

Those guys deal with all sorts of weird things and can be a great resource.

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.
