Don't wait until your roommate put grease down the drain to have the conversation he is responsible for that plumber bill. 

Most of the really well established guys are booked months in advance and can charge top dollar based on quality and/or reputation.

Don't go for one that requires a ton of work unless you plan on using it as "education".Investors fail for a variety of reasons, and here are just a few...1) They try to DIY everything and instead of being real estate investors end up becoming a combination of "go-fers, Mr/Mrs Fix-it, painters, plumbers, electricians, land lords, attorneys, etc". 

With duplexes and triplexes, with local help, like plumbers, electricians, handyman, it can be done if you don't have a penny pincher watching your every step of the way.

Sounds like a timeshare, which don't have the best reputation. 

I can agree with @Mindy Jensen , I have that language in my contract also, but I still worry about having upset buyers and a tarnished reputation.

What made me comfortable was that the wholesale agent that sold me the house had a bid in hand from a reputable company that they use.
