If you dont have written quotes from reputable contractors for every part, you could easily be off.

@John Stanczak - I have met Jillian Soditi a few times, she had a great reputation wrt RE Syndications. 

If not, next best choice IMO is a listing agent who uses a very experienced, reputable short sale negotiator. 

One that will know which side of the tracks I should be on, knows information about schools, and economic development changes, knows which neighborhoods have good or bad reputations, etc.
