If you are paying attention to the waterfront, they have some projects going on and some others proposed in the area. 

It was a four month project that took a year and cost way over budget.

.)- CRM for your sellers, buyers, properties, team members (agents, lawyers, title, etc)- lead fallow up system with access to call recordings, email and/or sms, tracking number of touches- ability to track KPIs (key performance indicators) of a given campaign (cost/benefit analysis)- delivery system for campaigns (direct mail, ringless vmail, sms, email, cold calling)- ability to add, manage and assign staff to tasks and projects- add tasks to calendar for assigned staffasking for a friend  :^)

Usually it's because there is lake water or drinking water or groundwater degraded that can be contaminated by septic or your project. 

The cheap "cash flow on paper" Class C properties even if renovated will be a huge headache with repairs, tenant issues and won't appreciate enough to make up for my losses.  

All these questions swirled in my head as I contemplated this project.

Aim to purchase and renovate a property for resale, with the ultimate goal of acquiring additional income-generating rentals.

While I'm relatively new to REI, I bring with me a quarter century of lessons learned in running high-performing teams, managing projects, and getting things done. 

Not to mention, I was oblivious to how much work the units actually needed as this was my first property and rehab project.

I didn't write off any of the expenses on my taxes and I'm worried I won't be able to write off the house or the renovation costs now that it's finished.
