On 11-6-2017 when the property had been assigned to myself I contacted tenants to schedule annual inspection, I was told it would need to be done at a later date due to their schedules.I received call from painting contractor who was reviewed cabinet photos, Silverstar would not bid on sanding & staining cabinets since the dye lot would not match, they are showing normal signs of aging.

So these days, you don't have to drive very far in Houston to spot crews of local dirt contractors out there widening/expanding/improving bayous, creeks, ditches and what-have-you.  

Finding good quality property management and contractors

Having a good reliable team such as PM's and contractors  is key and can be hard to find in the area.

My contractor told me to replace my 20 years ac at the end of last year, because from 2018, new law kick in.
