I tend to be very methodical in how I learn, while I do appreciate reading posts here, I do not want to ask random questions that I could dig up the answers myself, I especially like to read and highlight parts that interest me, that's hard to do in a forum.

Since I am so new I have to rely on the advice of others and go with the bandit signs and a letter campaign as my initial method of locating sellers.

We furnished our personal residence with blinds from them and each window was roughly half the cost for a good, quality blind.

However; in some areas, where there are no comps close by, find another area, as close as possible to the subject neighborhood, with houses of simiar quality, age, lot size, etc. and use those.

This whole method sounds complex and I just need to pay my personal bills since I am not currently employed.

But, maybe house quality doesn't matter to renters as much as own baths, garages, storage, etc.Perhaps I shouldn't be including utilities.

The business is very much relationship driven so a small broker with a few quality relationships can do a substantial amount of business.  

It's mostly agricultural, with high quality grazing land, and the market seems to favor sellers, as folks from Texas and other southern states are moving north looking for grass.
