Get properly licensed and insured. 

I have done this with 11 different properties (with 11 different lenders)  11 different times and have never once had a lender execute the DOS clause.  

The entity owns the DBA... the DBA itself owns nothing.I've seen contracts with a DBA but title will typically (in these parts anyway) research who the legal entity is, have the contract amended, and ensure the deed is prepared properly.

I made a mistake and did not analyze properly.  

Basically - if you are doing seller financing you want to use a loan originator who is properly credentialed to put the loan together rather than doing it yourself.  

One pa signed and maybe anothe pa will be signed within a month.Normally the response rate for mailings is 1%  here we have over 3% and one executed PAHappy investing every one!

Motivation is a good thing but can also be the enemy of proper diligence not just in RE but in all forms of investing and/or business.  

Until now I was under the impression the process started with an actual executed contract that has a property to be able to take to the underwriters.

Doing multiple exit strategies doesn't mean you are combining them into one...it means you are analyzing for the ability to execute at least one of them...and the more different strategies you analyze that will work, the more risk controls you have in place when you enter the property.

They do a very good job when properly installed - electricians in your area will know all about these suckers, trust me.Don't cheap out!
