FYI in 1929 banks closed their doors, and many people lost 100% of their money.

They can save you money on an occasional repair, at the expense of your sanity.  

I would consider myself knowledgeable about money. 

Hi Reagan, Personally, I include mortgage paydown (added equity) and home appreciation in my ROI.

(Instead of complicated private money or hard lenders)

With no equity and negative cash flow from the get-go, I'd say if you want a hole to throw money into, get yourself a nice boat. 

For wholesaling start sending mailers, cold calling, anyway you can find a deal and get it under value to sell to a flipper that will still be able to make money. 

I can bring money and financing, and I'm looking to be boots on the ground.  

The person being taken off the lease is not wanting to live there anymore and by law can terminate early in Indiana due to protective order being filed against roommate/girlfriend.   

I have $70K of my own money I can use as a down-payment, but am looking for someone to finance the rest ($280K) as I'm a real estate agent and am having difficulty securing a loan from a traditional bank in a timely matter.
