As I see it, your options are a warning letter/discussion, a 3-day to perform or quit (regarding quiet enjoyment of premises), a 3-day to pay when the rent is due (but I stress again constantly collecting on the 10th has tacitly made the due date the 10th unless you reset with a change of terms), or flat out termination with a notice to quit (30 days if living there for under 2 years, 60 day for 2+ years, or 90 day for a HUD tenant or as your housing authority requires).

If your agent has given you a modification (or addendum) to the contract asking for your acceptance with the work already performed, then your refusal to accept the modified contract without any counteroffer should close the negotiation and void the entire agreement.

The reasons are simple - 1) I have too may tenants to do that. 2) I am not interested in being engaged in an argument around how I did or didn't perform the assignment or the act of kindness correctly. 3) These arguments suddenly become landlord/tenant arguments, not a friend helping a friend arguments.  4) Not engaging sets the correct precedent.

Chris Mason  and  Russell Brazil  ,I just read through some of the Guidelines regarding the HomeStyle® Renovation Mortgage ,It shows that you can use this Loan for Investment Properties  (  at a  85% LTV  )And it also states that there's a   Borrower “Do-ItYourself” Work (  Borrowers can perform the renovation work themselves at the lender’s discretion, provided that:  The Do-It-Yourself financing does not exceed 10% of the as-completed value.
