I live in the Cleveland, Ohio area. 

I'm a newbie investor in the Cincinnati, OH area (and also happen to be new to the Cincinnati, OH area).

Purchase price: $136,000 Cash invested: $120,000 Sale price: $265,000 This 3 bedroom and 1.5 bath is in the center of Lakewood OH; where everyone on the west side of Cleveland wants to live.

A lot of people say oh you always need to personally guarantee because the lender wants to minimise their risk but I know it’s possible.Is their loans secured by the property as long as it cash flows and is at the required DSCR such as 1.25 or above?
