Coupled with the influx from the medical marijuana legalization and legislation that's stopping builders from building affordable condos for easy accessibility to first time home buyers.New home builders are releasing lots and building as fast as they can, but the availability of skilled craftsmen and materials is pushing building timelines 7-10 months out.

Should you rehab a property to be tenant proof (lower quality materials) ORRehab a property for the highest possible appraisal (higher quality materials)?

I’ll be doing all of the work myself, so the $5k will be for materials. 

Wondering if there is any literature thats state specific so I don't have to go through entire material. realestateexpress didnt have a separation between national and state related chapters.

Currently, there is a construction boom in Oakland, making labor and material more expensive.

I bought the materials myself and made new ones.

If you're hiring a retail GC to do the project for you (and relying on their license), add 20-25% on top of those field labor+material costs.At the moment, it's so hard to generalize because the data is changing so fast locally. 

Ideally I am looking for durable, wear-resistant, affordable materials.
