This would weed out the numerous texts i'd receive daily.If person could answer those questions we could get past this point i would let them see the unit on their own by providing a key code to one unit once they arrived at the unit.

ROE would be a more appropriate post-acquisition metric and it solves your problem by excluding the principal payments from the numerator (but you need to keep the increased equity in the denominator).
