I also let them leave at any time during that 60-day period with just a week's notice so they have more control and know I'm not going to screw them over in the process.

If the tenant is month-to-month, most state laws require that the owner gives at leaset a 30-60 day notice to vacate.

Give them 30 days notice (or whatever your state requires) to vacate.

I generally ask the listing agreement be cancelable with either no or short notice.

Make sure your lease states when rent is due, when a late fee will be applied (if any), and when a notice to perform will be delivered.
