By the time I get down to a candidate I like, I've already run extensive checks on her/him, verified their income, and the forty bucks for the check is just smart money spent.I also think a large part of it is being in the affordable-rentals sector of the business.

I hold the realtor license, find the land, hold the GC license, push all the paperwork through and acquire the money for the jobs.

Looking for your suggestions.I'm aiming for the best shot at getting as much money out of the deal so I can do several more.

Now, I have not run out of money yet....I am just trying to get ahead of this before this does happen. 

In your experience, was the study pricing justified for how much tax savings you got?

With rental properties (assuming your using leverage), you receive the benefits of increasing equity (forced savings via mortgage reduction), ability to lend against the asset, tax benefits, depreciation, cash flow, and possible appreciation to name a few. 

HI James, I appreciate option 2 being an option..plenty of examples of investors rushing to use their 1031X and the investment losing more than they 'saved.' 

It is still sitting unsold and I have my deposit money back.

Highly recommend if you want to save a few shekels.
