Keep in mind the number of properties is irrelevant it's the amount of passive income you're trying to obtain, whether your target can be done with 5 properties of 15, it's the income target that should be the goal not the number of doors/properties.

Banks will not typically lend for a home such as this for various reasons, and I do not mind as I do have the cash for it.On the negative side, I do not know what to expect in regards with initial repairs, and being a 100 year old home there are bound to be more problems down the road.

I'd say to learn from other people mistakes it is a good idea to network with like-minded investors via local REI clubs, listen to REI podcasts, and read books on the relevant topic.
