What role do you have them play in the process, especially when you are doing deals in different areas?

I'm in the process of contacting my contractors and getting permits.

Do you have to wait for them to leave and do this "between tenants" or do they suffer through the process and get compensated somehow?

Hello BP,I am looking at a number of distressed properties to potentially purchase and rehab, and am wondering what is the accepted practice for getting bids on the property, as far as what point in the process do you get a contractor out to the site to provide a bid?  

They can get a portfolio  loan with  3% down and rehab packaged into mortgage but it's a 75 day process.

I intend to get into it once I have more information on the topic.I am operating from Finland and would like to ensure that all things run smoothly in the process.

I've taken the time to get pretty comfortable and understand all the processes with wholesaling.

I know it's a time consuming process but it's all I have to work with as of now and gives me a good estimate.Looking forward to seeing other's responses!
