I have not yet found a mentor, mainly because I started this whole process about 5 days ago :) Immediate  goal of six months is to purchase a duplex,triplex or quad through a FHA. under 150000, including repairs. cash flow is not necessary but strongly preferred.

@Mike Osterman I picked no later than 2000 for the loan origination date because they most likely have more equity and have had it for agile and may be ready to sell( and that's what my mentor told me to do..
