First timer - looking for a coach (NY or AZ)

Hi -

I'm looking for a coach / mentor to bounce ideas off of and give me some advice. I'm based in NYC but the local market is too crazy so I'm looking in the tri-state area. Also considering Tucson, AZ.

For context, I am pre-approved for financing and have a little cash for a down payment. I'm interested in buy-and-hold SFR or duplex.
