The county will NOT change the name of the purchaser after the document been recorded.You can always draw an "in house" agreement but it's will not be at legally enforceable as the recorded document.

We just signed contracts and provided earnest money on a property here in Southeast Missouri.

I'm still very much learning and researching, and thinking maybe contracting out the majority of the work is a better plan.  

One specific question I have is about how to create wholesale contract so if anybody can help me out with that, that would be amazing.

We're going to make out offer this week, and any contract will be contingent upon inspection findings.

One is what I would consider fair and we've been able to reach a contract.
