Put up for rent and in 10 years I once had a property sit vacant for 2 weeks because it needed so much work before I would show it. 2nd worst/average is probably 3-5 days for a new lease with 5-10 day move in. 

Consistently I was just cleaning out my basement and found my very first leases on my first duplex. 

I am in the process of leasing out a rental unit.

What type of lease is the tenant on, MTM, Yearly, 6 mos, etc.

She passed away last year, and while going through the papers she left behind, I saw that she was studying Subject To and Lease Option.

I also would like to do a lease option with the tenant that's in the home now. 

Otherwise, there are so many ways to slice the real estate pie that it's just too easy to get distracted by next thing (short sales, lease options, pre-foreclosure, etc.)As far as connecting with other investors, you can do so here on BP of course, and you can also check out local groups such as Black Diamond REI in Massachusetts or RIREIG in Rhode Island.Also check out the BP Ultimate Beginners Guide especially the sections on networking, finding mentors, etc.

I do not know exactly how lease purchases work but any advice would be great so I don't get into one of these deals the wrong way thanks! 

Any specific language that I can include in the new lease?

Would it benefit in terms of pro tax, insurance, hoa, utilities (if included in the lease) to be written off?
