I've spoken with the section8 staff and also with landlords who rent to section8.

Once you break the two million mark, horses are again part of the property - but then there is also staff on site to take care of the daily chores.

Plus, don'f forget faculty, staff, and support (from maintenance to counseling to food service).

They said they will call me back when it is done but I have to called them multiple occasions only to find out they mailed the file to a third party that are approving the plan (they didnt have the staff to handle the workload).

Now if you are not familiar with contracts, the title company should have an attorney on staff that can help you to prepare a contract. 

I've spent hours on the phone with PM staff making minimum wage.

You should be able to determine if the area has central water; go to the neighbors and determine if the area has central water, if all the houses are connected and who the supplier is, then contact the supplier and see if they service that address; walk the property and see if there is a well head; determine if the area has septic systems or central sewer; if septic system the well should be at least 100 ft. from drain field; there are water sampling labs that will test the water; I would have a full test run including heavy metals.
