How could I ask that price for a one bedroom (BTW also with a den, LR, Kitchen, DR and bath)? 

People are starting to figure out that for a few more dollars, they can have their own little house with a kitchen separate beds, back yard, etc.....And the STR market has been primarily younger folks to this point (in my experience) I'm seeing more and more 50s/60s/70s folks staying at their first STR and marveling at the concept.

Here is what I’m concerned about, i did all the work myself/ paid cash to get it done.Here are the upgrades(I’m sure some of these might not need a permit but I’m new So idk)-Added central heating and air -tore down two walls to make an open living concept (non load bearing)-renovated kitchen/moved gas line-replaced some of the foundation 2x6 floods became they where damaged by termites -add/move electrical sockets-new floating floor-replace pluming with pex/ pbc-painted inside-replaced a window- maybe more but you get the big picture.Will the appraiser report me to the city?

Parking requirements are often the single biggest driver of what your project looks like in terms of design and unit mix. 

The software was designed to import lists from every source where lists can be obtained and we pay workers in the Philippines to go through the lists and look up the property owners' names, addresses and other information. 

I think we could save on some of the learning aspects of fixing up a kitchen to improve the rents and see if that’s something we would be interested in doing ourselves or just hiring a contractor.
