If the ARV is for the current layout of the property and you do the repairs/upgrades yourself, it may be worth spending some additional thinking on.

Our economic system is complex, my suggestion is to learn as much about it from primary sources and listen to people on the internet as little as possible.

@Jennifer White nothing.Educate yourself and you will not have surprises.And I am not talking about only through the internet and podcasts, buy books about RE and read them all, I’ve read like 5-6 books before my first deal, you wont have much surprises after.

They don't bother me, but many guests freak over them.Awkward living-room layout that makes it nearly impossible to watch TV.Passageway of about 10" into dining room.Cupboard that opens on, and is only accessible from, the living room rather than the kitchen.Basement apartment = noise upstairs.

So my wife and I bought a house and been doing some major remodel, open kitchen layout , new kitchen cabinets, bathrooms, hardwood floors , paint and new wiring for the whole house $$ and time spent is the least to say.

If it's $500-700 you'll likely have to do it for them because they don't know how to use the internet. 

The ones I layout are usually for cities and towns or churches that outgrow their existing space.
