@Jeffrey SullivanI'd like to share with you your numbers from what I punched into my spreadsheet.Also, (DISCLOSURE) I did a beta test for an app that is on iOS and Android.

Here's why:it's long enough to test the cooperation of the tenant and their ability to be amenable to others.it's long enough to avoid becoming a transient boarding facility.it's short enough to be able to issue a notice of non-renewal.AND it avoids a tenant paying rent for just one or two months and then squatting on the rights of their lease w/o further payments.IMO, a long term lease ONLY benefits the tenant.

That said, it's always a good idea to be as neutral as possible in business... the litmus test is "could a reasonable person be offended by what I am putting out there?"...

So I asked them to give me one of their websites and I tested it out as a consumer (I hung up with the saleman and told him that I was not going to give him my credit card when I didn't really understand what I was paying for). 

For those of you who want to skip the entertaining 6 minute video, this house tested higher than I have EVER seen before, but I had it professionally remediated and still made a 40k net profit on it.

Categories to consider are:ElectricAppliances – turn each one on and test function.Light switches – test every switch.Outlets – bring a small lamp for testing.

For them, they'll just be scaling up.Also, signs are cheap and just used test the waters and see what kind of preleases they can get.
