A roof could look tired but still function.It is easy to find out when a roof or furnace was installed and what its useful life is.

I had a basement that would flood, so we dug down a foot around the house 10 ft out where most was coming from, installed some 6mm plastic and back-filled with a nice grade away from the house and haven't had a problem since.  2 guys digging for 6 hours.

One thing my broker brought up is that this may be considered a conflict of interest when it comes to the statement of identity that would have to be signed.The rehab budget is only going to be about $20-30k (walkthroughs for estimates next week) and I will be using subs for most of the work with the exception of some big ticket items like cabinet install and kitchen/bath tiling.

I'm wanting to install either hardwood  which i think is out of the question (nothing to nail it to) or engineered flooring. 

Options 2 – Upgrade electric, fix walls from electric installation, upgrade just what is needed, paint, floors, rent at market values.

Aside from the ultra rich and others with heavy positions in metals, I think the rest of us are toast.
